House Rules

    Please read before your stay.

    Check-in & Check-out

    Welcome! Check-in is from 15:00 and check-out is by 10:00. A £50 per hour charge applies for unauthorised late departures.

    Guests

    For everyone's comfort, only guests named on the booking are permitted to stay. If plans change, just drop us a message for approval.

    Pets

    We love pets! Just let us know in advance. We ask that pets stay off the beds. A £20 cleaning charge per bed applies if pet hair is found on bedding.

    No Smoking

    Smoking is only permitted in the garden, please. Evidence of indoor smoking will incur a £250 per day charge.

    Security

    For your safety, an external camera is in use. Please don't tamper with it. If unauthorised guests are detected, the booking may be cancelled without refund.

    Shoes

    We'd appreciate it if you could leave shoes in the hallway. It helps keep the floors in great condition!

    Noise

    We have lovely neighbours, so please keep noise down after 22:00 and before 08:00. Thank you for being considerate!

    Food

    To keep things fresh and critter-free, we kindly ask that food stays out of the bedrooms.

    Rubbish & Recycling

    Please wash all dishes and take out the rubbish before you leave.
    Green bin: general waste.
    Blue bin: recycling (paper, cardboard, plastic bottles, cans).
    Absolutely no plastic bags in the recycling bin, the bin will not be emptied.
    Bins go out Thursday night for Friday collection.

    Damages

    Accidents happen! Just let us know promptly so we can get things sorted.

    Keys

    Please keep the keys safe. Lost keys incur a £40 replacement charge per set.

    Property Access

    On rare occasions, we may need to pop in with reasonable notice for maintenance. In an emergency, we may need to enter without notice.
